Frequently Asked Questions:

Below are some frequently asked questions by our clients. We hope these brief answers will provide some basic insight. This isn’t designed to be an all-inclusive list, so please contact us for more information or to set up a meeting to discuss your new home.

How long have you been in business?

Our family has been in the construction and real estate business in the same location, right here in Northeast Ohio for 51 years, starting with my father in 1955.

How quickly can I expect my new home to be built?

Generally speaking, most new homes can be completed in 90-120 days from the day we break ground. Weather, local ordinances and size of the home can sometimes increase this timeframe slightly. Our goal is to have you living comfortably in your new home as quickly as possible without sacrificing quality. We would rather take a few extra days to complete your home, than (for example) pour a concrete driveway in freezing weather and risk it cracking later on. We work with good local lenders who provide our clients with interest rate locks of 12 months, which means if bad weather forces things to take a little longer than expected, you will still be able keep the original low interest rate you “locked in” prior to construction.

Do you have homes ready to buy?

We regularly build homes that are available to buy. Some may be completely finished and ready to move in. Some may be in varying degrees of construction, which would allow you to time to pick the colors/finishes you like. Please check our inventory page for details.

I want a new home, but I haven’t sold my existing house yet. Can I still buy a new home?

Many of our lenders offer a great way to buy your new home without having to wait for you old home to sell first! This is called a bridge loan. A bridge loan allows you to use the equity in your existing house as the down payment on your new home. Many of these are available with no payments until your old house sells!  Our clients with children especially love this program. You can move in and be living comfortably in your new home before summer vacation is over, regardless of how quickly your old house sells.

Where can I see your model homes?

We periodically build model homes as time allows. These model homes are available to buy as well. Please check our inventory page for details.

I want to stay within a certain budget. Can you build me a new home around that budget?

We work with many clients who want to build a great new home while staying within a certain price range. We can help you design a value conscious home that meets your specific needs and desires.

I am a Realtor/Broker/Agent and have a client who wants one of your homes. Will you work with me?

We firmly believe in the positive effects that Realtors provide to our business. We list our new homes and model houses on the MLS with our Realtor as well. You can rest assured that you will be protected when you trust your clients with us.

Do you do home remodeling or other work?

Through our affiliated company, Westview Builders, we do residential projects such as: additions, kitchens, bathrooms, roofing, decks, etc. We also handle commercial projects such as: office, retail and flex space build-outs; conversions and renovations; as well as property management. We currently have about 40,000 square feet of commercial office/retail space under our management.

What if I just have an idea for a new home or want to make changes or alterations to a design or blueprint?

We can work with you to design the home that is right for you. Whether you need an extra bathroom for a growing family or a larger garage for your vehicles and equipment, we can custom design it for you.

I’m concerned about the rising cost of utility bills. What high efficiency features do you offer?

Westview Homes uses only the finest equipment on the market. We are proud to offer Carrier™ direct vent furnaces and central air conditioners. These Carrier™ products have an efficiency rating of over 92%! They provide dependable warm heat in winter and comfortable cool air in the summer.

Our hot water tanks are also direct vent and over 90% efficient. They feature “quick recovery” reservoirs, which allow you to use several appliances at once without running out of fresh hot water.

All of our windows are EnergyStar™ compliant. They feature Low-E glass and have Argon filled glass. They are some of the most efficient windows available, and include tilt-in panes for easy cleaning

Due to our use of only high efficiency products, we have clients who have cut their utility bills in half compared to their old house.

How can I be assured that my new home will be of the highest quality and workmanship?

The majority of our new clients are referred to us by our existing clients. At Westview Homes, we take great pride in the homes we build. We live by this simple motto: “If we wouldn’t live in it, we won’t put our name on it!”

Do you belong to any professional trade associations?

Westview Homes is a member in good standing of the Home Builders Association (HBA), National Association of Homebuilders (NAHB), and an associate member of the National Association of the Remodeling Industry (NARI).

Westview Homes is also an Approved Builder with Third Federal, Wells Fargo, Northwest Savings and Home Savings & Loan.

What are my responsibilities as a buyer?

As your builder, we take care of everything to build your new home. We obtain all licenses and permits, and we handle all aspects of the construction. As the buyer, your responsibilities would be to pick the colors of your siding, shutters, roofing, countertops, etc. in a timely manor. We have samples and displays that make color selections a breeze.

Do you have references?

Most of our new clients are referred to us by our existing clients. We believe above all else that quality is the number one priority when building your new home. You don’t have to take our word for it, talk to some of our existing clients and let them tell you how much they love their new home from Westview Homes.

Are your homes guaranteed?

Every home we build comes with a standard Home Builders Association (HBA) one year limited warranty. This warranty is about 40 pages in length, and details each of the major components and systems of your new home.

Can you provide financing?

We work with several local lenders who specialize in providing financing for new homes. We work with them on a regular basis, and they offer our clients the best rates and terms.

I’ve had a few problems and my credit isn’t so great. Can you still help me?

Westview Homes has strong relationships with many local banks and lenders. We work with them on a daily basis, and they are dedicated to helping our clients get into their new home as quickly as possible.
